TERMS AND CONDITIONS

These terms and conditions govern bookings made at Agriturismo Ai Tre Sentieri via website, email, telephone, or other direct channels.

2. Subject of the Service
The property provides tourist accommodation services in its lodging units, under the conditions set out in the booking confirmation and in these general terms and conditions.

3. Booking and Conclusion of the Contract
A booking is considered confirmed only after:

  • receipt of acceptance from the guest, where required;

  • receipt of the required deposit, if applicable;

  • sending of the final booking confirmation by the property.

The property reserves the right not to confirm incomplete or incorrect requests or those not accompanied by the required deposit within the specified time limits.

4. Prices and Payments
The total price of the stay is the one indicated at the time of booking or in the confirmation sent by the property.

Unless otherwise stated, a deposit equal to 20% of the total stay is required to confirm the booking. The remaining balance must be paid at check-in, unless otherwise agreed in writing.

The deposit payment methods will be indicated by the property from time to time, for example via bank transfer or payment link.

5. Cancellation Policy
The deposit paid, equal to 20% of the total stay, serves as confirmation of the booking.

In case of cancellation communicated or in case of no-show, the deposit will not be refunded.

In case of late arrival or early departure, the full amount of the booked stay remains due, unless otherwise agreed in writing.

6. Right of Withdrawal
Pursuant to European and consumer protection legislation applicable to accommodation services provided for specific dates or periods, the 14-day withdrawal right applicable to many distance contracts does not apply to bookings for tourist stays on specific dates. The above cancellation conditions remain applicable.

7. Check-in and Check-out
Check-in: from 3:30 PM to 7:00 PM
Check-out: by 11:00 AM

Any arrivals outside these hours must be agreed in advance and are subject to availability.

The property carries out check-in in person; guests are kindly requested to communicate their arrival time in advance.

8. Documents and Guest Obligations
At check-in, all guests must present a valid identity document for legal compliance purposes.

Guests undertake to provide accurate and complete information at the time of booking and to use the accommodation with due care, respecting the property, furnishings, and other guests.

9. Tourist Tax
Any tourist tax, if applicable under local regulations, will be applied according to current rules and indicated as:

  • excluded from the price and to be paid separately

10. Pets
To ensure the tranquility of the property and its guests, pets are not allowed unless otherwise agreed in writing.

11. Damages
Any damage caused to the accommodation, furnishings, equipment, or accessories may be charged to the responsible guest, subject to verification by the property.

12. Use of the Accommodation
The accommodation may only be occupied by the number of persons indicated in the booking, unless prior authorization has been obtained from the property.

It is not permitted to organize parties, events, or activities incompatible with the peaceful nature of the property.

13. Limitation of Liability
The property shall not be held liable for disruptions or failures due to force majeure, unforeseen events, service interruptions attributable to third parties, or circumstances beyond reasonable control.

The property is not responsible for personal belongings left unattended by guests.

14. Applicable Law and Jurisdiction
These terms are governed by Italian law.

For any disputes involving consumers residing in the European Union, the jurisdiction provided by applicable consumer protection laws shall apply. For matters not covered herein, current Italian law shall apply.

15. Right of Cancellation by the Property

The property reserves the right to cancel a booking within 24 hours of its confirmation, exclusively in the event of unforeseen technical, organizational, or force majeure issues that make it impossible or unsuitable to provide the service.

In such cases, any amounts already paid by the guest will be fully refunded, and no further compensation or indemnity shall be due.
